When should you not put epoxy on a garage floor?
Five situations, and all five come up in Coeur d’Alene more than in a mild town. If any of them describes your slab, the right answer is “not yet” or “not this system,” and a crew that says so is the one to hire.
A wet slab. Concrete pulls moisture up from the ground beneath it, and a garage on the Rathdrum Prairie or near the lake can read wet even when the surface looks dry. A coating over a wet slab bubbles, pinholes, and lifts in sheets, usually within the first year. The only way to know is a meter reading before anyone quotes a date. No reading, no coating.
A slab under 28 days old. New concrete keeps curing for weeks, and it gives off water the whole time. Kootenai County has poured a lot of garages in the last five years, and the ones coated in the first month are the ones that blistered. Wait the four weeks, then meter it.
A heaving slab. If a section of the floor has lifted at a joint or a crack has a step in it, the ground under the garage is still moving. A coating cannot hold a slab together and will crack right along with it. That is a concrete problem to fix first.
A floor with a de-icer film. Mag chloride tracks in off Highway 95 and I-90 all winter and dries into a film that looks like nothing. Coatings do not bond to it. A slab that spent a winter under a truck needs a proper wash and grind, not a mop and a coat.
A January epoxy date. Standard epoxy needs the concrete itself in the fifties to cure, and an unheated garage slab here sits in the thirties and low forties from November into March. What are the real downsides of epoxy flooring?
Assume the slab passed every check above and a professional crew did the work. There is still a list, and it is better read before the estimate than after.
It is slippery when wet unless it is built not to be. A glossy clear coat with nothing in it is a skating rink under a snowmelt puddle. Every garage floor in this climate should have a texture additive, a fine polymer or aluminum-oxide grit, broadcast into the top coat. Ask for it by name. Full flake helps on its own because the chips leave a slight texture, but the grit is what matters.
It shows every shortcut in the prep. A coating is a mirror, and it reflects the concrete under it. Skipped grinding shows as a floor that peels where the tires sit. A patched crack with no ground edge shows as a ridge. A slab that was etched with acid instead of ground shows as a floor that lets go in sheets two summers later.
Thin coats pick up under hot tires. A tire coming off a July lake road is hot enough to soften a thin coating and pull it up when the truck moves. A ground-in base with a polyaspartic or urethane top coat does not do this; a kit does, reliably, in the exact rectangle where the front tires park.
Bare epoxy ambers in sunlight. Epoxy is not stable in ultraviolet light. Left as the wear surface, it yellows in a band along the door line within a year or two of Coeur d’Alene summers. This is why a professional system finishes with a UV-stable top coat and a kit floor does not.

How long does epoxy flooring last?
A professional system, meaning a diamond-ground slab, a 100% solids base, and a polyaspartic or urethane top coat, lasts ten to twenty years in a residential garage here, with the top coat sometimes refreshed once in the middle of that. A hardware-store kit lasts one to three years, and the short end of that range is the garage with studded tires.
The difference is not mainly the product. It is thickness and bonding. A kit goes on at a few thousandths of an inch over concrete that was mopped and maybe etched. A professional floor goes on many times thicker, into concrete that was ground open so the base coat is mechanically locked in. Can mold grow under an epoxy floor?
Only over a wet slab that was never tested. A coating is a vapor barrier. If the concrete under it is dry, nothing lives there. If the concrete is wicking ground water up from below, that moisture has nowhere to go, the coating bubbles, and the trapped dampness under a lifted bubble can grow what any damp, dark, sealed pocket grows.
The fix is the same as the prevention: a moisture reading before the coating, and a mitigation primer when the number says so. A garage that smells musty after coating is a garage that skipped the meter.
Why is my epoxy floor slippery when wet?
Because nobody put grit in the top coat. A clear coat is a plastic sheet, and water on plastic is slick. In this climate the water is guaranteed: snowmelt sliding off a truck onto the floor every evening from November to April, and wet feet coming in from the lake every day of summer.
The remedy on a new floor is a texture additive broadcast into the final coat, plus full flake if you want it. The remedy on an existing slick floor is a fresh top coat with the additive in it, which is a scuff-and-recoat job, not a tear-out. Either way, ask at the estimate what is going in the top coat for grip. “Nothing” is the wrong answer for a garage in Coeur d’Alene.
What is different about coating a garage in Coeur d’Alene?
Studded tires are legal in Idaho from October 1 through April 30, and most of the trucks in Kootenai County run them. Carbide studs carry road grit in and grind it into the floor for seven months. The mag chloride the state puts down on the highways rides in on the wheel wells and sits in a puddle under the truck all night. The slab under all of that is frozen-ground cold from November on, which rules out epoxy for a third of the year. Add the new-construction slabs on the Prairie that are still curing when their owners want a floor, and this town has more ways for a coating to go wrong than most. None of them are reasons not to coat a garage. So is an epoxy garage floor a mistake?
No. A coated floor that was metered, ground, installed in the right month with the right top coat, and given grit for grip is the easiest garage floor to live with in this climate: hose the slush out, dust mop it in summer, forget about it. The mistake is the floor that skipped one of those steps. Every downside on this page is either a slab that should have waited, or a shortcut that showed up later.
